Here’s how it works: we walk through your site and actually count the number and type of fixtures. Next, we’ll review your previous year’s energy bills and prepare a thorough cost analysis. We’ll calculate the cost of new environmentally friendly fixtures and the labor to install them, any rebates you may qualify for and your estimated yearly energy savings. We’ll also tell you how many months it will take to pay back your investment. Depending on the number of lights and the type (office versus warehouse, for example), typical payback time is 21-24 months.

For example, one of our property management firms had 673 light fixtures to upgrade. The net cost, after energy rebates, was approximately $34,500. But with estimated energy savings of $20,000 a year, the return on investment was just 20 months. By making the switch to state-of-the-art energy efficient light fixtures, this company also reduced its electrical demand by 121,823 kilowatts a year. They decided it was more than worth the investment – and we agreed.
